When you purchase a home in a condominium you become a member of a registered and legal corporation.  It is important to understand the obligations and responsibilities you acquire when you become a condominium unit owner.  It is for this reason that a document review is recommended before you buy.

When you purchase a condominium in Alberta, you are buying a "Unit" described by the "Condominium Plan".  What this means is that each condominium home is defined by the condominium plan, that it is a part of, and therefore, each unit is unique to that plan and that the operations of that condominium can be different from other condominiums. 

The operation of a condominium varies, based on the condominium plan and the registered bylaws for that condominium.  As an owner in a condominium, you are obligated to live in accordance with the bylaws, the condominium plan, the Condominium Property Act and Regulation of Alberta. 

For example: The condominium plan determines the legal area of the unit, the "Unit Factor", (the Unit Factor determines an owner's share in the financial responsibility to the corporation, the owner's voting share, and the individual ownership of the common property). The condominium plan also establishes whether the parking is titled, assigned or leasable.  The condominium bylaws define the restrictions in use, such as if you can have a pet, are there any age restrictions, can you have a BBQ's, store a bicycles, etc.

When selecting the option to do your review yourself, we provide you with a list of documents you should obtain, and we provide you with a list of questions to answer once you have read the package of documents.  These questions are designed to put the information from the condominium corporation documents into perspective, so that you can make a reasonable buying decision, based on fact.
