Document Review Service for Sellers
As a condominium unit owner, wanting to sell your home can be simple and easy with the addition of a Condo-Check document review. Having the review prepared and available for your buyer and your Realtor at the point of listing the unit can save you time, stress and money. In the case where your home remains on the market for longer than you had hoped, we will update the report every three months, at no extra charge. We also provide you with a sticker for your Real Estate Sign that shows you have a Condo-Check review available.

Time
As the Condo-Check Review is completed before you list, the Report is available for the buyer to view before, or at the time of writing the contract. This enables the time for obtaining and reviewing the information to be reduced from the average of 5 days from when the documents are provided to the buyer, to a 24 or 48 hour clause to review the Report.
Stress
At Condo-Check we prepare the review for you based on the documents you provide us. We assist you in identifying the documents required to provide a competent review. Once our review is completed, we consult with you and offer you any suggestions on how you can improve the value, through solving or clarifying any items that could result in a buyer wanting to negotiate the price. The review also supports you in standing firm on the value of your unit.
Money
Whether the real estate market is busy or slow, the buyer has the right to request the corporation documents and the time to review them. When the buyer’s rights are not included in the transaction, allowing a reasonable amount of time to obtain and to review the information, the liability for disclosure falls back to the seller of the unit.
The document review presents the “facts” of the operation of the condominium corporation, in plain language for the buyer. The document review is prepared by and independent third party, enabling the buyer to rely on the Report. In short, the document review provides “perspective” to the operations of the condominium so that a buyer can make an informed buying decision.
Without a review, a buyer is left to interpreting the documents themselves, often with little or no experience in operating a condominium project or large building, and at times, no experience in owning real estate. This could result in a buyer negotiating the asking price based on their interpretation. When selling a condo unit, it is important for you, the seller, to have the facts to support your asking price during the negotiation.
